Summer in the UAE does not create new problems so much as expose existing ones. Systems that were merely coping in April tend to fail in July, and they fail at the point when technicians are busiest and the property is least comfortable without them.
A short round of preparation before the heat arrives is one of the highest-value things you can do for a property.
Get the air conditioning checked first
If you only do one thing, do this one.
Have the systems inspected and serviced before they are under full load. A unit that is dusty, low on performance or nursing a small fault will usually still cool a room in spring. It is far less likely to cope in August.
This also gives you an honest picture of the equipment's condition while there is still time to plan for anything significant.
Check sealing around doors and windows
Worn seals let cooled air out and hot air in, continuously, all summer.
Look at the seals around external doors and windows. If daylight is visible around a closed door, or the seal is hard, cracked or lifting, it is worth replacing. It is a small job that runs all season.
Look at water systems
Higher temperatures put more demand on plumbing, and summer is when leaks tend to reveal themselves.
- Check under sinks and around water heaters for moisture
- Confirm drains run freely
- Look at sealant in bathrooms and kitchens
Inspect exterior surfaces
Sun and heat are hard on external finishes. Check exterior paint and render for cracking or flaking, and look at any exposed metalwork for corrosion. Addressing small areas now is considerably easier than dealing with a large one later.
Do not forget outdoor areas
Outdoor lighting, exposed cabling, gates and shaded structures all take a beating. Check that outdoor electrical fittings remain properly sealed, and that anything structural is still sound.
Make it a routine, not a scramble
The properties that get through summer comfortably are usually not the newest ones. They are the ones where somebody looked at the systems before the load arrived.
