A Preventative Maintenance Checklist for Villa Owners

Villas have more of everything — more systems, more surfaces, more outdoor exposure. A simple recurring checklist keeps that manageable.

A villa is not simply a larger apartment. There are usually multiple AC units, more bathrooms, an outdoor area, exterior walls exposed to sun and dust, and often a pool or irrigation system. Each of those has its own maintenance rhythm.

The point of a checklist is not to do everything at once. It is to make sure nothing is quietly skipped for two years.

Air conditioning

  • Have each unit inspected and serviced on a planned schedule, not only when a problem appears
  • Check that condensate drains are running freely
  • Look at ceilings below indoor units for staining
  • Note which rooms cool well and which do not — changes here are useful information

Plumbing

  • Check under every sink for slow drips
  • Inspect sealant around baths, showers and basins
  • Look at the water heater and its connections for corrosion or moisture
  • Test that drains run freely rather than slowly

Electrical

  • Check that all lighting works, including outdoor and rarely-used fittings
  • Look for sockets or switches that are discoloured, warm or loose
  • Confirm that any outdoor fittings are still properly sealed

Interior surfaces

  • Look for cracks appearing in walls or ceilings, and note whether they are growing
  • Check doors and windows still close and seal correctly
  • Identify areas where paint has worn, marked or lifted

Exterior and outdoor areas

Exterior surfaces take the most punishment here — sun, heat, dust and the occasional heavy rain.

  • Inspect exterior paint and render for cracking or flaking
  • Check that outdoor drainage is clear before the rainy period
  • Look at gates, railings and metalwork for corrosion
  • Check outdoor lighting and any exposed cabling

How to actually keep on top of it

Most villa owners do not fall behind because they do not care. They fall behind because there is no single moment when this becomes anyone's job.

Two things help:

  1. Fix a schedule rather than a reminder. A planned visit happens; an intention usually does not.
  2. Keep a simple record. Knowing when something was last looked at is half the value.
